An open house meeting took place on Thursday, April 17 to discuss the Sierra Reflections Common Open Space development.

This is a proposed housing project on approximately 760 acres located south of Pleasant Valley and north of Washoe Valley between U.S. 395A and east of I-580.

The project is proposing to build 940 homes, as well as trails, open space and parks.

A similar project was approved in the early 2000's but was never constructed.

The applicant this time around is the same applicant as last time. This comes after a map of the project was approved in 2006.

This public input meeting is a requirement before the applicant can be submitted to the county for further approval. It's also an opportunity for the community to learn more about the development.

Some people said they disagree with the project, while others wanted to hear more on what others in the community think about the project.

Bill Naylor, a Concerned Resident says, "If the developer was responsible and did a development that matched the surrounding area which is rural character which would be one unit per acre I think it would be a lot more acceptable to the residence."

Dave Snelgrove, the Land Use Planner working on the project explained, "I'd like people to understand the project does bring a lot of positives and benefits, we have been listening."

Richard DeLong, Assemblyman for District No. 26 told us, "This development is needed we have a very big housing shortage in Washoe County as well as in the state so in that sense this could be a good thing though I want to see what the issues are on this development what concerns the community has and make sure the developer is trying to address those."

Public comment from tonight will be gathered, then staff will complete an assessment of the project against Washoe County codes and policies, take into consideration all information submitted from agencies and the public, and make a recommendation to the planning commission.

After that, the planning commission will hold a public hearing and determine whether or not to grant the request, as well as outline what conditions may be necessary to adequately mitigate impacts.

Once Washoe County receives the application, it will be posted on the county website and a tentative hearing schedule will be provided.
