After years of housing market fluctuations, professionals say we have reached some form of stability in northern Nevada.Â
In Carson City, along with Douglas, Lyon, Churchill, and Washoe counties, the median sales price for single-family homes, condos, and townhouses is $550,000.Â
Since September 2024, the combined median sales price in all counties has increased by 1.5% and the number of single-family home sales has decreased by 5.8%.Â
Sierra Nevada Realtors President-Elect Garrett Lepire says, "Really, what we've seen across the region, not just in Washoe County but across northern Nevada, is a stabilization of the market. We're not seeing a big swing with prices going up, and we're not seeing a big swing with prices going down."
Lepire says this affects both those looking to sell their homes and first-time buyers. Buyers are getting more credits and concessions, and those selling could see a large profit turnaround.Â
"Those listings that come up in those highly desirable locations and they're well maintained, that, you know, they're turnkey properties, if you will, those properties are seeing multiple offer situations. They're getting full price offers," said Lepire.
Realtors tell us that those who have owned homes and taken care of them can find themselves with these offers. And for those first-time buyers, there is confidence that the interest rates will continue to fall.Â
At the beginning of the year, rates were around 7% and now they are around 6.3 or 6.2.Â
"For first-time home buyers, the interest rates continue to be a little high," said Lepire. "Having those come down, which we're all hopeful that that's going to happen over the next 12, 15 months. That will help with some of that home affordability."
