The Tahoe-Reno Industrial Center (TRIC) is known for its distribution, manufacturing and technology companies but it only has a handful of commercial services. The Horse Oasis is a large commercial services project that could change that in a big way.

"It's really exciting because we're pioneering," Batuhan Zadeh, Marmot Properties said. "There's no path that is built for us that we're following. We are absolutely brand new to USA Parkway."

The project includes 16 buildings, covering 870,000 square feet. It could include a wide range of businesses. Zadeh says those could include an urgent care to handle the potential workplace injuries that could happen at TRIC.

"They're actually on par, almost, with the rest of the country with accidents in industrial and warehouse zonings but we want to address it and make sure those people are happy," Zadeh said.

Other services could include a charter school, daycare, and truck stop.

"Walmart is right next to us and they bring in over 1,000 trucks every day, and those truck drivers' needs are not met," Zadeh said. "Truck drivers drive very long hours and especially for USA Parkway, with the amount of truck drivers there are, we think there's a large opportunity to add services for them."

The development covers about 20 acres along Italy Drive. It is next door to the Food Bank of Northern Nevada and adjacent to the Walmart Distribution Center. Storey County officials say the project will help fill the commercial gap that is lacking in the industrial park.

"That commercial gap for people that work out there that need a daycare, they need a store to get groceries on their way home, they have everything from seeing a doctor or dentist or filling a prescription," Austin Osborne, Storey County Manager said.

An estimated 16,000 people work at TRIC and the new services are geared to help the existing companies and the people who work there. Osborne says it could also help people who live in nearby areas like Lockwood or Painted Rock.

"This might actually be a better option for them to go out here and do some of their commercial needs, some of their shopping needs, and even daycare needs," Osborne said.

The utilities are in place, so the next step is the construction of the buildings, which is expected to begin this month. The first three buildings are slated for completion by the end of 2020. The first business to move in could be a fitness center for the people who work in that area.

"It's going to be kind of a healthy alternative to maybe kind of to serve the commuter a little bit better," Cheyne Lealand, Partner with Parkway Athletic Club said.

Parkway Athletic Club will be a branch of Fitness for 10, which has gyms in Nevada, Arizona and Utah. Along with traditional free weights and cardio machines, it will also have a salad bar and some alternative amenities and novelties.

"Cryotherapy is a new thing," Lealand said. "We're going to have that out there but traditionally, we're going to have a functional type of training area with tires, bumper plates, all of that. We're going to have your normal free weights, we're going to have your normal selectorized, and we're going to have cardio, your treadmills, elliptical machines, your stairmasters."

Lealand says the timing is right to open a facility at the industrial center and he only expects the number of potential customers to rise as more companies move out there.

"I think we're striking while the iron's hot," Lealand said. "I think right now it's going to consistently grow. We're backed by some major companies out there that want this area to grow."

Zadeh admits the plan comes with some risk because it has not been done before at TRIC. Most of these businesses operate in cities with residential populations rather than a city of workers. He is confident that the project and the tenants will be successful.

"We believe in the project because we know the need is there but as far as anybody else doing this, nobody else is doing this," Zadeh said. "If we can add more services, we can definitely bring the quality of USA Parkway up in every sense of the word.">

Zadeh says the buildings will have a chic, modern look rather than a classic office space development. He says it will have steel decorative pieces throughout the property and large parking spaces in front of each building.
