The 2025 Existing Home Sales Report from Sierra Nevada Realtors is out and highlights price stability and market activity across Northern Nevada. 

It includes data from Carson City, as well as Churchill, Douglass, Lyon, and Washoe counties. 

The key insights include the regional median sales price of $575,000 for single-family homes across all five counties and the median for condos and townhomes sitting at around $320,000. 

The combined median sales price for all existing homes is up 5% year-over-year. 

“November’s numbers reinforce the steady momentum we’ve maintained throughout 2025," says 2025 Sierra Nevada Realtors President Leandra Carr Hanshaw. 

"Despite market fluctuations this year, Northern Nevada’s housing market remains robust," she said. "Rising values in several counties, enduring regional demand. In my own transactions, I have seen the willingness of parties to come together and negotiate so that everyone achieves a win-win outcome."

Carr Hanshaw adds that prices are being met and concessions are being given, and while there are fewer houses on the market, there is a greater value in sales. 

"There's some assistance going back from the sellers to the buyers that can make the transaction happen. Buyers are more willing to give, you know, the prices because there's good comps for them. And we still do have a very strong market," she said.

Carr Hanshaw also offered some tips to first-time home buyers or sellers.

"A lot of times, people get scared about, 'oh my gosh, I have to put down 20% of a $300,000 house.' There are programs available," she said. "There are grants for closing costs. There's first time buyer programs, all kinds of great opportunities."
