Sierra Nevada REALTORS released its October 2025 report showing that home prices across Carson City and Churchill, Douglas, Lyon, and Washoe counties (excluding Incline Village) continued to rise, signaling a stabilizing market after several years of rapid change.
According to the report, the median sales price for single-family homes across the five counties reached $575,000, a 3.6% increase compared with October 2024.
Each region saw a slightly higher median price than the same month last year. Condos and townhomes in the same areas had a median sales price of $335,000.
“We’re seeing the market settle into a healthy pace after several years of rapid change,” said Sierra Nevada REALTORS President Leandra Carr Hanshaw. “Rising sales and home prices show that Northern Nevada continues to be a strong, desirable place to live, and buyers and sellers are finding opportunities that make sense for them. Whether you’re thinking about buying or selling, now is a great time to connect with a local REALTOR® to explore your options.”
The report, based on data from the Northern Nevada Regional Multiple Listing Service, covers existing single-family homes and excludes manufactured, modular, and newly constructed properties, unless otherwise noted. The figures in "Just the Facts" below represent sales activity through Nov. 5, 2025.
